With proper preparation and an effective strategy, scheduling showings during the holidays can be an effective way to close your sale.<\/p>\n

Here is a comprehensive guide to the benefits, considerations, and a proven game plan to maximize your chances of success when holding showings during the holidays.<\/p>\n

Serious buyers are the ones who are present<\/h2>\n

Buyers who continue to visit properties in December aren’t just \u201cwindow shopping.\u201d They are the ones who:<\/p>\n

    \n
  • have to relocate for work;<\/li>\n
  • are looking to find their next home before the start of the school year;<\/li>\n
  • want to invest before the end of the year;<\/li>\n
  • have to buy and can’t afford to lose another month.<\/li>\n<\/ul>\n

    Their need is very real, which is why their search takes precedence over family time and vacations in the sun.<\/p>\n

    Get your property ready for showings<\/h2>\n

    Go for subtle decorations<\/h3>\n

    Even though Christmas trees, cushions, and decorations add a festive touch, I often tell my clients to keep decorations to a minimum.<\/p>\n

    This isn’t a question of style, but rather to avoid detracting from the viewing experience. Avoid:<\/p>\n

      \n
    • large decorations that may block the view of architectural features<\/li>\n
    • fragile ornaments on stair railings<\/li>\n
    • fragile decorations that have sentimental value<\/li>\n
    • decorations that may block passageways or access to doors, cabinets, or windows.<\/li>\n<\/ul>\n

      Temperature and comfort<\/h3>\n

      Maintain a pleasant indoor temperature. Buyers should feel comfortable, without being overwhelmed by the heat. A fireplace or other heating equipment enhances the experience.<\/p>\n

      Lighting and ambiance<\/h3>\n

      Maximize natural light during daytime visits. Opening curtains and blinds can make a big difference.<\/p>\n

      For evening viewings, ensure that lighting is sufficient and consistent throughout the home. To achieve this, I recommend avoiding colorful string lights, which can distort the perception of space or finishes.<\/p>\n

      Your property ready for viewings<\/h3>\n

      When children are at home every day, it can be more difficult to maintain a certain level of cleanliness. As much as possible, make sure surfaces are clean and clear.<\/p>\n

      Small repairs and neat finishes always make a good impression on savvy buyers. For more luxurious properties, it’s your attention to detail that will make the difference.<\/p>\n

      Planing showings effectively<\/h2>\n

      Pre-screen showing requests<\/h3>\n

      Your real estate agent should have a process in place to carefully screen showing requests to ensure that buyers are serious.<\/p>\n

      Your time is valuable and limited, even more so during the holiday season. This process helps you make the most of it.<\/p>\n

      Predefined visit schedule<\/h3>\n

      Let your real estate agent know when you are available for visits. There’s no need to overdo it. The holiday season lasts a maximum of two weeks, so offering three visit slots spread over three separate days is sufficient.<\/p>\n

      You can also offer the possibility of last-minute visits under certain conditions.<\/p>\n

      Turn showings into experiences<\/h3>\n

      Something unique about how I handle showings for all my seller clients is the experiential approach I bring to the table. I personally leverage welcoming scents, careful lighting, and carefully selected music to create a specific feeling in visiting buyers.<\/p>\n

      Buyers form an opinion of your property from the very first visit, which is why no detail is overlooked to ensure that opinion is positive.<\/p>\n
